House Hunting with a Realtor

Much like working with a Mortgage Professional, when you're finding a real estate agent for the first time, it's always good to have some expectations of what they can help you with throughout the experience of finding and purchasing a home.

They’ll explain the home buying process.
A realtor won’t assume that you know all the ins and outs of the home buying process. He or she will explain what to expect so that you’re not faced with any surprises along the way.

They want to get to know you.
One of the first questions your realtor will ask is, “Why are you moving?” They will also explore any time constraints you might have, if you’re relocating, your financial situation, and any future plans.

They’ll help you find your dream home.
A pool? A garage? An extra room? A particular building design? What about the neighbourhood? Proximity to schools or work? Your realtor will then match your needs, wants and budget with what is available on the market and make recommendations that save you time and effort.

He or she will also come with you to view houses and help you assess their suitability and price. As an expert on a property, a realtor can provide facts on the neighborhood, utility costs, the condition of the home, and so on. They’ll work with you to make your dream home a reality.

They have access to MLS.
Multiple Listing Service® or MLS® is an exclusive service accessible only through a realtor. Through MLS®, the details of a wide variety of listed properties are made available to realtors. This tool makes house hunting much easier and far more efficient.

They’ll be a great negotiator.
Your realtor will be experienced in arranging fair deals. He or she will assist in negotiating an offer, acting as a mediator to head off potential conflicts between you and the seller, and draw up a legally binding agreement.

They’re honest and will act with integrity.
When you work with a realtor, you can expect not only strict adherence to provincial laws, but also adherence to a Code of Ethics. That code is very important to you because it assures you will receive the highest level of service, honesty, and integrity.

They believe in pre-approvals.
By obtaining a Pre-Approval Letter, your Realtor can begin targeting properties that best fit your price range and requests.  The pre-approval will show them that you are a prepared and organized buyer and should advance you to the top of their priority list because they know you are a serious buyer.

TIP: Realtors love representing buyers.  It is FREE for the buyer and there is no obligation so they will work hard to find your dream home.  Ask us if you would like a Referral to work with one of our fantastic Realtors!
